Invoices & the 2022 Newsletter Coming Soon to a Mailbox Near You!

This week we are working on getting the 2022 invoices complete and in the mail by February 14th with the due date for payment on Friday, March 18th, 2022.

We did not charge any fees for late payments in 2021, for obvious reasons. This year we are hoping everyone will be able to get payments in by the March 18th due date but we will still be very flexible since this year is still in a bit of turmoil. If you cannot meet the due date, please, just shoot Treasurer Troy a message at troy4cedars@gmail, board@cedarsofduvall.com, through Facebook messenger, or by text or call at 425.606.0090. We really hate to charge late fees but it’s also nice to be able to close the books so we don’t have to keep checking in all year or sending out late notices.

IMPORTANT NOTES:
The PO Box was released in 2020 due to the yearly cost and because the only mail received there were dues payments once a year. The new mailing address since then has been updated to go directly to the Treasurers's home. If paying by check you can send via mail to 28022 NE 147th Place, or simply drop into the 28022 mailbox in the mail hut on 147th Place. Please don’t bring it to our door and leave it unless you call or text first to make sure someone is home to grab it right away. The checks get a little soggy if left under the mat this time of year!

We are continuing to make it easier and more convenient to pay the dues. Last year we added the option of PayPal, this year we have also added Venmo. Here is the info for both:

Notice for everyone along 284th/Batten!

The fence replacement project is finally scheduled to begin the week of December 21st. We know this is not ideal timing but fence companies have been swamped and have had supply shortages of construction materials so this was the best they could do for us on such a large project.

For anyone with an existing gate, please decide if you would like to keep it or if you would prefer not to have it reinstalled. If anyone without a gate would like one please call Troy and let him know. The cost to you would only be $150 if it is installed during the fence replacement. Those that have gates currently will not be charged for a new one.

Schedule:
December 21/22: Demolition of the existing fence

December 23: Holes for new posts dug

December 24: New posts installed

December 25-27: Christmas work break

December 28-31: New boards and gates installed. They are going to start with the Stewart’s yard and go out from there.

We completely understand this is not ideal and will be an inconvenience over the holiday but this was the best we could do.

The HOA has not put out a directory in over a decade and the idea of making a current one has never gained much traction. The last time we sent out forms to gather current info we only received a handful of them back so this went by the wayside yet again. Now, with the website and social media, it‘s probably not necessary to have a printed directory. 

We would like to get current email addresses from everyone so the board can send important notifications rather than printing out flyers, posting information on the mailbox huts and just hoping everyone sees it. It would help us keep everyone informed about meetings, important board issues and votes, and home sales so new neighbors can be welcomed.

There are several ways to get your updated info to us:

2020 HOA Dues & Online Payment

Invoices for 2020 dues will be in the mail this week and should arrive in mailboxes by February 1st. Because of the delay in mailing the due date for payment will be Monday, March 2nd. The Invoice will be accompanied by a small newsletter with information about the upcoming HOA meeting and will also include the following information in print for those that are not online…

This year we have added the OPTION to pay HOA dues through PayPal, however, a $7.00 transaction fee will apply and needs to be included with your payment. This fee covers the transaction fee withheld by PayPal and does not go to the Homeowners Association.

IF YOU HAVE A PAYPAL ACCOUNT:

  • Log into your account

  • Click on ‘Send’

  • Send your payment of $207 to board@cedarsofduvall.com

IF YOU DO NOT HAVE A PAYPAL ACCOUNT:

  • Send a request for an invoice via email to board@cedarsofduvall.com

  • We will email a PayPal invoice with a link to make your payment with credit or debit card

  • Click on the link in the emailed invoice and follow the instructions to complete payment of $207

The Great Summer Smokeout

As the weather gets warm and we all begin to go outside to enjoy our yards more it’s important to take our neighbors enjoyment of their yard, and home, into account. Please, if you have a wood burning firepit make sure that it is not filling your neighbors house with smoke. We would all like to enjoy the fresh summer breeze in the evening and while those enjoying the at home version of a campfire can move out of the way if the smoke blows toward them, their neighbor cannot move their house. Having to close all of the windows on a hot night is just plain miserable.

So, in short…we DO want to smell that amazing piece of meat on your grill (drool), we DO NOT want to have our houses filled with smoke so you can make a s’more. Not only did you not invite us, but some people with asthma, compromised immune systems, heart conditions and other health issues are put at serious risk if they breathe wood smoke. We really, really want your adorable kids to experience the joys of the melty chocolate marshmallow wonders, but we also want to breathe, and live longer.

In conclusion…breathing fresh air, good. Choking on smoke, bad.

Also, there is a Father’s Day contest to win a Romanstack Firepit down at Duvall Hardware and Garden…you are all forbidden to enter. :)

  • It is ALWAYS illegal to smoke out your neighbor. Everyone has a right to breathe clean air. If smoke from your fire is affecting your neighbors, it is considered a nuisance and subject to enforcement action [Regulation 1, Section 9.11 (PDF)].

  • It is illegal to have any recreational fire during a burn ban put into place due to air quality

  • Smoke from burning leaves and wood may seem harmless, but it’s as dangerous as cigarette smoke. Burning garbage is even worse, and always illegal.

  • Only seasoned firewood (1 year or more) is legal to burn.

Notices for past due HOA dues were mailed last week with a deadline of March 17. If you received a notice and still owe dues, please send it in by the 17th to avoid an additional $25 late fee. As you can see, The Cedars has a new website, and email for board members will be back up and running later today. The site is optimized for mobile so works great on phones or pads.

The new site incorporates neighborhood news, a calendar of events covering important dates for HOA meetings, City of Duvall council meetings, the always frustrating is it a yard waste pickup week or not, school holidays, aka why are these children still in my house this morning, and interesting events in and around Duvall and the surrounding valley.

Clean Up on Aisle 147

Ah, the memories of last spring...the longer days, sunshine, flowers blooming, and the smell of freshly mown grass and your neighbor’s meals on their grill wafting through the rain cleaned air. And the teens emerging from their homes, squinting in the harsh light, sometimes without focus and purpose, sometimes with a can of spray paint just itching to make its mark.

The remnants of one of these cans could still be seen on the mailboxes of 147th Place...much to the dismay of the new postal worker who has a hard enough job without having to guess what the box number is.

A little paint thinner + elbow grease and made quick work of it and the numbers are once again gleaming and beckoning for junk mail.

If any other numbers in the neighborhood were painted and you would like them cleaned up I would be happy to share my can of solvent and a pair of rubber gloves...and possibly my teen, who would charge a minimal fee for his services.

Questions About Fence Repair

**UPDATE Moving forward as of 8/20/2019 the HOA will no longer reimburse or pay for repairs, maintenance or replacement of fencing on homeowner property. This includes the fences facing 284th Street NE (Batten Road NE) that had previously been replaced and repaired by the HOA on multiple occasions. After much discussion, it has been determined that it is unfair to use dues collected from all homeowners to cover a few homeowners (less than 10%) and not others simply based on the street they live on.

The CC&R’s are being updated to reflect this and we will keep you updated and make sure everyone is notified when they are available to read through.

OLD POST FOLLOWS…
Following last night’s wind storm I thought it may be a good idea to bring this subject to the top again…

Several residents had sections of fencing damaged during the wind storm on December 14th, 2018 and asked the HOA about reimbursement for materials to repair the damage themselves or have the repairs done. The answer on our Facebook page from Secretary, Jennifer Knaplund, covers this quite concisely:
”Historically the HOA has maintained the fence that borders our development along Batten. All other fences are the responsibility of the homeowner.”

Fences bordering Batten or any other community area that are damaged by severe weather may be covered by the HOA, however, this needs to be addressed on an individual basis. Please notify a board member as soon as possible and they will work with you to take appropriate action. Unless the fence must be repaired immediately for safety reasons the HOA prefers to receive several bids for work and choose a contractor.

Fences that run between neighbors and do not face a community area are the sole responsibility of the homeowner to properly maintain and repair when damage occurs.

2019 Dues

New and improved invoices, sans the previous computer glitch gibberish of yesteryears, will be in the mail this week with a due date of February 15th. Please contact treasurer Troy Scott if you have questions or need to make arrangements for payment.

Association dues are used to pay for the costs of insurance, entrance signage, grounds keeping, legal costs and any other community expenses as outlined in our HOA meetings so it is important that each member of the neighborhood stay current on payments.

Also, remember to make it easier on our treasurer that volunteers his time and include your lot number on all checks!

Holiday Garbage Pickup Schedule

Just a reminder that garbage pick up will be delayed one day for the two weeks of Christmas and New Year so you have one extra day to break down all of those pesky boxes that have been piling up in the garage!

Pick ups will be on Saturday December 30th (includes yard waste removal) and Saturday January 5th (no yard waste removal)

Also, keep an eye on your bins and watch out for additions to your curbside pick up area during these peak garbage times. A neighbor noticed that they had been left a post-holiday gift next to their bins in the form of a black plastic bag (with no bow!) containing someone elses wrapping debris. This type of gift could end up costing you extra fees on your next WM statement if it goes unnoticed.
